How Strategy Turned a $1,700 Rental Into a $5K Month

Through local market research, a guest-focused listing strategy, and ongoing data-driven adjustments, Shared Vision Studios helped launch a brand-new Airbnb to four consecutive five-star reviews, and built the strategy to keep it growing well past its first season.

property owner
the challenge

A solid rental with untapped potential.

As a traditional long-term rental, the property brought in roughly $1,700 a month - steady, but a ceiling on what the asset could actually earn. Repositioning it as a short-term rental changed that math fast: in its first 30 days live on Airbnb, the property brought in $4,933.96 - nearly triple its previous monthly income.

But that upside came with real risk. The property sits in a seasonal tourist market with strong built-in demand - driven by a regional racetrack and concert venue, lake tourism, a nearby college, and a steady low of weekend and event travel. Like every new listing, it had none of the reviews, booking history, or reputation that guests rely on to choose between properties. It needed a strategy built to compete from day one - not a hope that it eventually would.

Our approach

Strategy at every step.

SVS built the launch around three connected pieces: understanding the market, building a listing guests would actually choose, and using real guest data to keep improving the strategy after launch.

Local Market & Demand Research

We researched what was driving travel to the area: regional events, lake tourism, a nearby colleges move-in and graduation weekends, weddings, and business travel - along with what competing listings were charging and offering. This shaped the property’s positioning, amenities, and initial pricing.

Startup Budget & Setup Planning

We built a full setup list, from furniture and linens to welcome-book essentials and guest amenities, scoped to fit the owner’s budget so she knew exactly what to buy and what she could hold off on.

Guest-Ready Listing Launch

We developed the full listing strategy. positioning the home as a cozy, completely private one-bedroom retreat for two, writing listing copy built to perform in Airbnb search directing photography, setting seasonal and even-based pricing, and building guest communication for every stay.

Guest Feedback & Ongoing Optimization

Every touchpoint, from check-in instructions to local recommendations, was built to create an exceptional guest experience and encourage five-star reviews. When the busiest season ended, we analyzed guest data and built a year-round marketing calendar, shifting the property from a single-season rental into a four-season getaway.

the results

A strong start — and a clear plan for what’s next.

With three bookings in the first 48 hours and 19 nights booked in the first 30 days, the property quickly built momentum. Four consecutive five-star reviews prasied its cleanliness, privacy, organization, and responsive communication. Most importantly, the success wasn't just about the first season — it created a repeatable strategy the owner can apply to future properties as she grows her real estate business.

“The difference between a listing that struggles and one that thrives come down to thoughtful strategy, not luck”
